    Same spec, smarter source. When a spec calls for natural stone, we evaluate engineered surfaces. When it calls for solid hardwood, we evaluate veneered casegoods built in our in-house facility. When it calls for a fabric the designer cannot source under the lead time, we present three alternates with matching hand and color. The design intent is preserved; the budget moves.

    Same look, better planning. Some VE wins are not material swaps — they are scope adjustments. A built-in millwork run can replace a freestanding casegood at a lower install cost. A finish change in the corridor can pull a brand walkthrough forward by a week. We surface these options during preconstruction, model the cost impact, and present them to the owner with a clear recommendation.

    Bought right, not bought cheap. In every category, we don’t fabricate ourselves; lead times drive cost. For example, a specified vendor on a 16-week schedule often has an equivalent product available in 8 weeks from another approved supplier — and buying earlier locks pricing. Buying in volume across multiple properties lowers it further. We run procurement as a strategy: long-lead items committed early, multi-property orders consolidated, and vendor relationships managed directly rather than through reps.

Value engineering is not a line item on the proposal — it is how we run preconstruction. On a recent fast-track renovation, the original spec called for imported stone vanity tops on a 22-week lead time. We presented three engineered-stone alternatives with matching color and finish at an 8-week lead time, fabricated in the in-house facility, and held the design intent. The schedule held. The budget came in below target.
