Renovation Timelines & Schedules
How long does a hotel renovation take?
Every hotel renovation runs on its own timeline, driven by scope, occupancy, brand requirements, and procurement lead times. Crystal has delivered top-to-bottom renovations on 300-room luxury properties in 5 months and phased renovations on occupied hotels with floors live throughout construction. Share your scope and target schedule — we respond within 1 business day with a timeline scoped to your property.
Can a hotel stay open during renovation?
Yes. Crystal runs phased renovations on occupied properties: floors phase live to dark to live, and we sequence work to protect revenue and guest experience. On a recent fast-track project, we renovated a 300-room Marriott property with crews of 70+ working 7 days a week, finishing 10 days ahead of schedule.
What is a fast-track renovation?
A fast-track renovation compresses months out of a typical project schedule through phased construction, advance procurement, and in-house fabrication. Crystal completed a 300-room Marriott property top to bottom in 5 months — 10 days ahead of schedule, with crews of 70+ working 7 days a week. Phased sequencing, advance procurement, and in-house millwork and stone fabrication together are what make the timeline real.
Costs, Budgets & Value Engineering
How much does a hotel renovation cost?
Every hotel renovation runs on its own budget, driven by property tier, scope, brand requirements, and timeline. Crystal is cost-competitive and schedule-aggressive on luxury and full-service properties, with 15,000+ guest rooms delivered across 25+ states. Share your scope and we respond within 1 business day with a proposal scoped to your project.
What is value engineering?
Value engineering is the disciplined practice of balancing design intent with budget reality — protecting the guest-facing experience while removing cost from materials, methods, and sequencing. Crystal applies value engineering to every hotel renovation, supported by in-house millwork and stone fabrication that lets us prototype alternatives without losing time.
How can I reduce costs without cutting quality?
Owner-side cost reduction starts in pre-construction. Crystal value-engineers materials, methods, and sequencing before construction begins, supported by in-house millwork and stone fabrication that compresses schedules and locks in quality. We present additive alternates (ADD ALTs) during pricing so owners choose where to spend and where to save without compromising the guest experience.
Brand Compliance & PIPs
What is a PIP?
A PIP (Property Improvement Plan) is a brand-issued scope of required upgrades a hotel must complete to remain or enter a brand’s flag. Crystal delivers PIP-compliant renovations and conversions for properties under Marriott (including Ritz-Carlton), Hilton, Hyatt, and IHG flags, coordinating with brand design teams from pre-construction through opening day.
What is FF&E?
FF&E (Furniture, Fixtures, and Equipment) covers everything from case goods (dressers, headboards, desks) to soft goods (drapery, carpet, upholstery) and lighting. Crystal manages FF&E procurement, warehousing, and installation as part of turnkey delivery, coordinated against brand standards and the construction schedule so material arrives sequenced to install.
What is a hotel flag change?
A flag change is the conversion of a property from one hotel brand to another — a Marriott property converting to a Hilton flag, for example. Crystal coordinates the PIP scope with the incoming brand’s design team, delivers the interior and exterior work to brand standards, and turns the property over ready to open under the new flag.
